The checklist
1. The developer
Judge completed projects, not renderings. Visit a handed-over community by the same developer and compare delivery against the original timeline and specification.
2. Registration and escrow
Confirm the project is registered with the emirate's real estate regulator and that your payments go into the project escrow account, not a general company account.
3. Payment plan as cash flow
Put every instalment, fee and furnishing cost in a spreadsheet next to your other commitments. A "post-handover" plan is still a liability.
4. Handover and penalties
Read the clauses on delays — and on what happens if you miss an instalment.
5. Supply around you
If thousands of similar units complete nearby at the same time, rents and resale prices can soften. Check the pipeline, not just today's prices.
6. Exit
Can you resell before handover? What percentage must be paid first, and what does the developer charge? Know your exit before you enter.
A lender's question to ask yourself: if this unit were worth 15% less at handover, would the investment still work? If not, the deal relies on the market, not on its fundamentals.
